Walk in anytime during open house hours. No registration required to tour — though we’d love to connect and answer your questions while you’re there.

Come Prepared with Questions

Ask about neighborhood schools, HOA fees, property history, recent upgrades, and offer competitiveness. Xavier and his team are there to give you real answers — not sales pitches.

Bring Your Pre-Approval

If you’re serious about a property, having a pre-approval letter in hand puts you in a position to move fast. Xavier can also help you get pre-approved on the spot.

Take Your Time

Don’t rush. Walk every room twice. Open closets, check storage, look at natural light at different angles. You’re evaluating one of the biggest financial decisions of your life.

Note the Neighborhood

Arrive early or stay late to walk the block. Check parking, neighbor properties, noise levels, and proximity to schools, grocery, and commute routes.

Ask About Offer Strategy

If you like what you see, ask the agent about offer deadline, competing interest, and what a strong offer looks like. Xavier will give you straight answers.

Do I need a buyer’s agent to attend an open house?+

No — open houses are open to the public, no agent required. However, if you’re actively looking to buy, having your own buyer’s agent represents your interests throughout the transaction at no cost to you (seller typically pays buyer agent commission). If you’d like representation, call Xavier before attending.

What should I bring to an open house?+

At minimum: a list of your must-haves, comfortable shoes, and your phone for photos. If you’re ready to move quickly: a pre-approval letter from your lender. Xavier can also pre-qualify you on-site if needed.

Can I make an offer at an open house?+

Yes — if you’re represented by an agent and ready to move, we can begin the offer process the same day. Xavier can walk you through a competitive offer strategy right there if needed.

Will you contact me after I visit an open house?+

Only if you want us to. We’ll ask for your contact info and preferences when you sign in. If you’d prefer not to be contacted, just let us know — no pressure, ever.
